We want to offer you a pleasant experience from booking to departure. We invite you to follow these simple rules to ensure the comfort of everyone.
General Terms and Conditions of Le Fontanelle Country House
This document is intended to regulate the terms and conditions of Sass Dlacia S.p.A., headquartered at Via Sciarè 11, San Cassiano in Badia 39036 (BZ) Italy, registered with the Bolzano Business Register with VAT number 00831290218. The terms “You” and “Customer” refer to all private and/or collective entities who, for any reason, access www.lefontanelle.eu or use its services. Using these services implies unconditional acceptance and validity of all terms and/or general conditions – which are considered automatically included in the contract entered into with Sass Dlacia S.p.A., without the need for transcription therein – including the latest version of these Terms and/or General Conditions.
Prices and services
Note on prices: Rates may vary, either increasing or decreasing, depending on seasonality, weather conditions, as well as cyclical, religious, traditional, or promotional events.
Important note: Guests intending to sleep outside the property during their stay are kindly asked to inform us at check-in; otherwise, all nights will be charged.
Rooms
The price includes: 10% VAT, breakfast, parking, WiFi, TV, linen, daily cleaning, weekly towel change, final cleaning, pool use.
The price does not include: Pets €8.00 per day, cot or extra bed €25.00 per day.
Apartments
The price includes: 10% VAT, breakfast, parking, WiFi, TV, linen, equipped kitchen, daily cleaning, weekly towel change, final cleaning, pool use.
The price does not include: Pets €8.00 per day, cot or extra bed €25.00 per day.
Payment options
Accepted payment methods are debit and credit cards (Visa, Mastercard). To make a binding reservation, we kindly ask you to pay a deposit equal to 100% of the total. The payment must be made directly on our website on the following page: Payment Deposit.
Cancellation Policy
By confirming the reservation, you agree to the cancellation conditions pursuant to Article 1382 of the Civil Code. No right of withdrawal is provided under the Consumer Code – however, we grant the following cancellation conditions:
• If you cancel the booking within 30 days of the expected arrival date, there will be no penalty, and 100% of the amount paid will be refunded.
• If you cancel the booking within 15 days of the expected arrival date, 30% of the amount paid will be retained.
• If the booking is canceled less than 15 days before the agreed arrival date, 90% of the total stay cost will be retained.
• In case of delayed arrival or early departure (if changes occur less than 15 days before arrival), 100% of the total stay cost will be retained.
For reservations made using a gift voucher, cancellation fees will be deducted from the voucher value.
All cancellations or changes must be communicated in writing.
Check-in and Check-out
• Check-in: You can check-in from 3:00 PM to 8:00 PM. If you arrive after 8:00 PM, please notify the reception by 7:30 PM.
• Check-out: Please vacate the accommodation by 10:00 AM. You can settle the bill the day before by 7:30 PM or on the same morning starting from 8:00 AM.
• Extensions: Any extensions of your stay must be requested at reception by the evening before your scheduled departure and are subject to availability.
Additional information
Sass Dlacia S.p.A. disclaims any responsibility for the loss or damage of personal belongings of guests at the country house.
Information obligation in accordance with Regulation (EU) No. 524/2013 of the European Parliament and Council on online dispute resolution with consumers (ODR).

Le Fontanelle Country HouseHouse rules
General informations
The internal rules of Le Fontanelle Country House benefit all guests staying within the premises. The rules establish the obligations arising from the code of conduct for guests and regulate the use of the spaces and equipment of the property.
Entering the property implies acceptance and full compliance with these regulations, which may be supplemented with additional rules that the management deems appropriate to improve the operation of the property and/or the safety of guests. The staff is required to ensure that these rules are followed and report any violations to management. Non-compliance with the rules by visitors to the property will be grounds for their expulsion.
The price list and the Terms and Conditions form an integral part of the regulations.
Guest Registration
• Upon arrival, guests must present themselves at the reception for registration. At the time of registration, guests must present valid identification documents for all individuals staying at the property and declare any pets they may have.
• The number of people booked (adults – children – infants) must match the information provided by the guest at the time of booking. If it exceeds what was communicated, additional charges as per the price list will apply, subject to availability.
• Before leaving the property, guests must notify their departure and settle their accounts for the services provided. Accounts can only be settled during reception hours.
Lost items
• Guests are requested to collect their documents on the same day they were deposited.
• The management disclaims any responsibility for forgotten documents.
• Forgotten documents or items can be sent to the owner via courier, and shipping costs will be borne by the recipient.
Personal belongings and responsibility
• Each guest is responsible for safeguarding their belongings. Therefore, the management assumes no responsibility for lost or damaged items not properly secured by the guest. The management also disclaims any responsibility for accidents or injuries occurring within the property due to negligence, inexperience, or fault of the guest.
• Anyone who finds lost items within the hotel must hand them over to management.
House environment preservation
• Smoking is prohibited in all hotel areas, including common spaces and rooms (Article 51 Law No. 3 of 16/01/03 and DCPM 23/12/03).
• Alcohol consumption: Guests are reminded that bringing alcoholic beverages into the breakfast room is not allowed. This rule ensures a comfortable and safe environment for all guests. Any violations will result in intervention by staff and may be subject to penalties.
• Please note that violating this rule will result in a penalty ranging from 50 to 100 euros, depending on the severity of the violation. This amount covers the cleaning, deodorizing, and restoration of the environment if smoking is prohibited.
Public order and quiet in the facility
• Guests are required to maintain public order and respect quiet hours in the facility.
• Quiet hours must be observed from 12:00 PM to 3:00 PM and from 10:00 PM to 8:00 AM.
Fire safety
• The hotel is equipped with extinguishers, and their use by guests is mandatory in case of fire and/or other emergencies.
• No open flames are allowed.
Pets
Pets are welcome at Le Fontanelle Country House! To respect other guests and hygiene regulations, please follow the rules below:
• Pets are allowed only if declared at the time of booking.
• The cost of their stay is €8.00 per night per pet, due to extra cleaning requirements.
• Please ensure your pet has the necessary equipment for their comfort and provide a blanket or pet bed to use in the room.
• Pets are not allowed on beds, chairs, tables, etc.
• Pets must be kept on a leash or in a proper cage and under the control of their owners.
• For their needs, pets should be taken outside the facility, using appropriate tools (shovel and bag).
• Pets cannot be left alone in rooms unless inside their carrier.
• Pets may freely access common areas but are not allowed in the pool area.
• Pets must be house-trained to avoid disturbing other guests.
• A health certificate for your pet must be provided upon request.
• Owners are solely responsible for any damage caused by their pets.
Other rules
• All infectious diseases must be immediately reported to management.
• Guests must notify reception staff of any defects or malfunctions in the facilities or equipment or any breaches of conduct rules.
Consequences for Non-compliance
• Guests must strictly comply with all provisions of the regulations.
• If violations of the property’s regulations are proven, management may expel the guest responsible for the violation.
Swimming Pool Regulations
Welcome! We want to provide you with a pleasant and relaxing experience during your stay. Please follow these simple rules to ensure the safety and comfort of all guests.
Opening Hours
The pool is open every day from 9:00 to 22:00. Please respect these hours to maintain a safe and orderly environment.
Access to the Pool
• The pool area is reserved exclusively for guests of the facility.
• Children under 14 years must always be accompanied by an adult.
Respect for Other Guests
• Please respect the tranquility of other guests to ensure everyone's relaxation in the pool area.
• Running, pushing, or diving at the poolside is prohibited to avoid accidents.
• Pay attention to other guests and respect their space.
Clothing and Accessories
• To access the pool, it is necessary to wear a swimsuit, cap, and flip-flops.
• Please use your personal beach towels; hotel towels are for other uses.
Hygiene Rules
• Before entering the pool, it is mandatory to shower to ensure water hygiene.
• Accessing the pool with open wounds or health conditions that may endanger others is not allowed.
• To maintain a clean and pleasant environment, food and drinks are not allowed at the poolside.
Pets
For hygiene and safety reasons, pets are not allowed in the pool area.
Use of Equipment
• Sunbeds, umbrellas, and other equipment are available during pool opening hours.
• After use, please leave everything in order for the comfort of other guests.
Prohibitions
• It is strictly prohibited to bring glass bottles or dangerous objects into the pool area.
• Smoking is allowed only in designated areas.
Personal Belongings
• We recommend not leaving valuable items unattended; the property is not responsible for any loss or damage.
Additional Rules
The property staff is always available to provide information and communicate any changes to the regulations.
